New Midbox warehouse for Stevenage
Developer Wrenbridge and Fiera Real Estate have secured planning for a new 119,435 ft2 logistics facility in Stevenage, in the Southeast.

THE SITE, totalling 5-acres, was bought off market in June this year and the new development will see the construction of a single unit targeting BREEAM Excellent and EPC A ratings.
Known as AIM Stevenage the facility will have 107,1000 ft2 of warehouse space with 12,335 ft2 of Grade A office space. It will have 12.5m eaves and have 10 dock and two level access doors as well as a 45m yard. Sustainable elements will be implemented throughout, including green roof cycle shelters, a fully airtight structure, and 100% roof cover capability photovoltaic roof panels, the energy generated by which will be passed directly back to the tenant. The scheme will benefit from a 20% biodiversity net gain on site,1.25MVA of power reserved, showers and a double height atrium reception.
The site has a GDV of £40m.
Wrenbridge Associate Director and Development Manager for AIM, Stevenage, Will Jarman, said: “We are delighted to have secured planning approval to bring much needed employment space to the area. We are targeting PC in Q4 2025.”
This latest planning consent is part of an A-class roster of approvals in 2024, which include 155,000 ft2 in Heathrow (Air-Heathrow) and 84,000 ft2 in Hayes (Boxyard, Hayes).
Joint letting agents are Adroit and Savills. According to marketing literature the quoting rent for the scheme is £16.95 per ft2.
