Newlands plans Yorkshire logistics scheme
Newlands Developments has submitted a hybrid planning application to Barnsley Council for a 2 million ft2 plus logistics scheme just off the Dearne Valley Parkway in Goldthorpe South Yorkshire.

THE DEVELOPMENT on a 211-acre site will total some 2.2 million ft2 across four development plots with the planning statement noting that: "The proposed development will generate significant employment opportunities offering high quality and skilled jobs in the logistics sector which would contribute to rebalancing the local economy."
It has been estimated that the new development will provide up to 3,282 full-time equivalent jobs and generating £166.1m of gross value added (GVA).
The statement added: "The proposal includes a range of measures to deliver a highly sustainable buildings that would go significantly beyond current Building Regulation standards and achieve BREEAM excellent. This would also include the provision of on-site zero carbon renewable sources."
The site is adjacent to an existing Aldi distribution centre on the edge of the town 5 miles west of Junction 37 of the A1 motorway. It envisages a range of units from 100,000 to 1 million ft 2 with eaves heights up to 18m. All will be built to deliver operational net zero carbon (regulated energy only, i.e. main office area) with the adoption of a minimum (EPC) rating of Band ‘A’ to warehouse and EPC A+ to the main office area and a commitment to a minimum BREEAM ‘Excellent’ rating.
The project team includes JEH Planning and UMC Architects.
Newlands Developments held a public consultation on the plans last year.
