Online grocer Ocado Retail secures last mile fulfilment centre in Stoke

Online grocer Ocado has secured a last mile fulfilment centre at developer investor Indurent’s Indurent Park Stoke Central scheme in the West Midlands.

OCADO HAS taken unit C55 – the last available warehouse on the 530,000 ft2 Stoke Central development – on a 15-year lease at a rent thought to be close to the asking rent of circa £524,700 per year (£9.49 per ft2).

The facility which totals 55,232 ft2 features 10m eavesand a floor loading capacity of 50kN per m2. It has 48,355 ft2 of warehouse space with five dock and two level access doors served by a 50m yard with parking for seven HGVs.

The building also benefits form  3,714 ft2 of office space as well as a 3,136 ft2 plant deck. It was built to achieve BREEAM Excellent and an EPC A rating.

The building also incorporates rooftop solar PV and EV charging infrastructure, which Ocado will use to house, maintain and charge its growing fleet of electric delivery vehicles.

Ocado Retail Senior Property Strategy and Development Manager Danny Kennedy, said: “We are always looking for ways to support our growing customer base whether that is identifying new sites or maximising the capacity of our current infrastructure.

“Confirming the new spoke at Stoke is a great example of this, and it will enable us to deliver to even more customers. While work has only just started, we expect the site will be up and running later this year, creating hundreds of new jobs in the process.”

Joint letting agents were Savills and Mounsey Chartered Surveyors.
