Panattoni snaps up Haydock midbox site
Acquisitive developer Panattoni has snapped up a site for the development of a 66,000 ft2 midbox unit in Haydock in the Northwest.

THE DEVELOPER has acquired the site from Bericote Properties for the development of Haydock 66, a speculative facility totalling 65,890 ft2 located just 1.5 miles from Junction 23 of the M6 motorway.
Bericote secured planning permission for the triangular site next to Kellogg’s in St Helen’s in April 2023.
Construction will start on site over the summer, with practical completion in Q1 2026. Targeting both BREEAM ‘Excellent’ and EPC A certifications, the building offers 11-metre clear internal height, sic dock and two level access doors, including two Euro dock bays, allowing for operational flexibility as well as a 56m yard. It will have 11 HGV and 65 car parking spaces
Inside, the 5,320 ft2 of first floor offices will be fully fitted, and will feature raised access floors on the upper level to suit a range of the occupier’s needs.

CBRE advised on the transaction and have been retained as marketing agents with Box 4 Real Estate.
