THE COMPANY has taken the Central M1 230 unit which totals 231,191 ft2. The property boasts 215,352 ft2 of warehouse space with 15m eaves, an FM2 floor with 50kn/m2 floor loading as well as 22 dock and three level access doors served by a 50m deep yard that has 41 trailer parking spaces.
It has 10,272 ft2 of two storey Grade A office space as well as a further two-storey hub office totalling 5,228 ft2 and a 393 ft2 separate gatehouse.
This marks Panattoni’s second building delivered to Alloga, which is a part of Cencora. In 2021 Alloga took a 370,942 ft2 unit at Panattoni’s Derby Commercial Park on a 15 year lease.
The letting to Alloga, also reflects a broader rise in pharmaceutical occupiers taking space across the UK and Europe. Increasing regulatory requirements, more complex temperature-controlled supply chains and the need for GDP- and GMP-compliant facilities are driving demand for highly specified logistics real estate.
Panattoni’s expanding pharmaceutical client base mirrors this structural shift. Most recently in Germany, Panattoni delivered a highly specialised, GDP- and GMP-compliant facility with climate-controlled zones (15–25°C), WGK III areas and advanced digital monitoring systems for a leading pharmaceutical logistics provider.
In Poland, Grupa Olmed, which is rapidly expanding its network of stationary and online pharmacies has leased circa 100,00 ft2 at City Logistics Łódź VI on Dostawcza Street, with the space tailored to support fast-growing e-commerce operations through automation and a mezzanine to increase usable capacity.
Panattoni Park J28 Central M1 is now all let with the larger 345,284 ft2 building leased to Chinese 3PL Cirro trading as Super Smart Services, on a 15 year lease last year.
Across the region, Panattoni has recently acquired a development site in Worksop, which is set to deliver 462,000 ft2 speculative building, as well as a site in Northampton West with the potential for 1 million ft2 of speculative industrial and logistics space.
Joint agents on Panattoni Park J28 Central M1 are FHP, CBRE and Apex. Savills advised Alloga on the lease.
