THE TWO-STOREY facility totalling 230,000 ft2 represents a 125% uplift in floorspace compared with the single-storey warehouse that sits on the site at Capitol Way in Colindale.
The £100 million GDV industrial scheme will target BREEAM Excellent and EPC A ratings and have a biodiversity net gain of 76%. It will include green features such as roof-mounted solar panels, EV charging points, cycle storage, and landscaped areas.
Designed to meet the needs of diverse occupiers, the scheme will feature flexible unit sizes, create up to 360 jobs upon completion, and generate 160 jobs during construction.
Royal London Asset Management Property senior development manager Joseph Kane, said: “This development responds to the urgent need for well-designed urban logistics space while respecting the local context of Brent. By building upwards rather than outwards, we are addressing the practical challenges of land scarcity while creating spaces that genuinely work for modern businesses.
NEAT Developments Managing Director Youssef Kadiri, said: “London has lost a quarter of its industrial space in the last 20 years, whilst the continued boom of online retail has further exacerbated the pressures on distribution centres as the competition for space has continued to heat up. Making much better use of available land space through multi-level industrial development is critical to London’s future, and follows trends seen elsewhere, particularly in the US, Canada and Japan.”
Construction is scheduled to commence in 2026 with practical completion anticipated in 2027.
