THE DEVELOPMENT, which will see  the creation of up to 1,000 jobs in the region, will deliver  a variety of units ranging from 3,000 ft2 to 500,000 ft2 on a build-to-suit basis. The warehouses will be built to target BREEAM Excellent and an EPC A rating.

Detailed planning consent was granted to allow delivery of initial infrastructure works to the site, including a new access road and services. Outline consent was also granted for the development of high-quality warehousing and ancillary employment space in line with occupier demand.

The land, adjacent to Eaglescliffe Train Station and one mile from the A66, was purchased by Stockton-on-Tees Council in 2021 with money from the Tees Valley Mayor and Combined Authority’s Indigenous Growth Fund (IGF).

Following a competitive tender process, Rula Developments was selected to deliver the industrial and logistics led development.

Rula is working in partnership with the Council on its commitment to spend £3m IGF grant money on infrastructure improvements to unlock the land for development. Thereafter Rula will develop plots in line with occupier demand.

Rula Developments Development Director Anthony Clitheroe said: “We plan to start preparation and enabling works on site imminently to allow the delivery of important new infrastructure and industrial/warehouse units with high ESG credentials in line with occupier demand.”

Joint agents are Carter Jonas and Knight Frank.
