Plans for huge new logistics scheme in Staffordshire
Developer Indurent has submitted an outline planning application for a huge new 2.3 million ft2 logistics scheme on land south east of Junction 16 of the M6 motorway in Staffordshire.

THE SCHEME on a site of approx. 200-acres running alongside the M6 motorway south of Junction 16 will be built across six development zones. Indicative plans show six units ranging from 130,000 ft2 to 670,000 ft2 built to target BREEAM Excellent and an EPC A+ rating.
Strategically positioned near the intersection of the M6 motorway and A500, the site offers direct access to key regional and national transport corridors, connecting the North West, Midlands and Wales.
The development will also include a dedicated lorry park, new walking and cycling routes and extensive woodland planting, including over 100,000 new trees and shrubs planted on site, to enhance the natural landscape.
With strong demand for employment space in the Midlands, the scheme represents a significant long-term investment in the local area and is expected to generate up to 3,500 direct jobs, with an additional 1,200 roles supported through construction and the regional supply chain.
The site is included as a draft allocation for employment development in Newcastle-under-Lyme Council’s emerging Local Plan, which is currently under review by the Planning Inspectorate. If adopted, the plan would confirm the site’s allocation for this purpose.
