Plans for speculative Merseyside warehouse submitted
Asset manager Linden Hill Caprial has submitted detailed proposals for a 220,000 ft2 state of the art logistics facility in Huyton, Merseyside close to the intersection of the M57 and M62 motorways.

THE PROPOSED scheme on the 11-acre site of the former John Mason International shipping depot on Wilson Road, will comprise a single building of 220,000 ft2 featuring 18m eaves, a 65.5 metre service yard, power supply of 1.6 MVA.
Linden Hill intends to speculatively develop the scheme with start-on-site chalked for in H2 2026, reflecting both the developer’s confidence in the North West market and the growing demand for high quality logistics accommodation. Completion is estimated at December 2027.
The submission follows significant progress on another major North West project where Linden Hill is currently on site delivering 160,000 ft2 of mid-box space across a 10-acre development at Simonswood Industrial Estate, Merseyside. As part of that scheme, a 27,250 ft2 unit has already been pre-sold to John Mason International. John Mason will relocate from Linden Hill’s Huyton site in May 2026, unlocking the next phase of development for the new 220,000 ft2 facility.
