Plans submitted for Golden Triangle scheme
Developers Indurent and PLP have submitted planning to North West Leicestershire Council for a 644,000 ft2 speculative logistics facility in the Midlands’ Golden Triangle.
THE DEVELOPERS are targeting a single 600,000 ft2 plus building citing a dearth of properties of this size nationwide when demand for such buildings is surging.
The site spanning 38-acres is next to Junction 24A of the M1 motorway, close to SEGRO’s East Midlands Gateway rail freight terminal and the East Midlands airport. The proposed scheme is targeting completion in the first quarter of 2026, with the partners saying it will be cross-docked while having up to 5.4 MVA of power.
The building has been carefully designed to meet the flexible needs of large-scale logistics and industrial occupiers, who face a national shortage of well-connected buildings in the 600,000 ft2 size range.
