Prologis secures planning for Luton scheme
Developer Prologis has secured planning approval for the final element of its 19.75-acre industrial and logistics scheme on the former Vauxhall Motor headquarters in Luton in the Southeast.

THE DEVELOPER secured detailed planning for the construction of a 165,000 ft2 single unit which will include the demolition of existing buildings as well as outline planning for a further seven units ranging from 14,000 – 37,000 ft2.
The scheme to be known as Prologis Park Luton and is located on Windmill Road, close to the M1 motorway. It will be a phased development, with an initial focus on demolition, groundworks and rejuvenating the River Lea. The site was bought by the developer in 2021 with the developer paying roughly £18 million for the site.
It is thought construction will take around 18 months, targeting completion in 2026 with all units targeting EPC A+ and BREEAM ‘Excellent’ ratings, alongside being net zero carbon in construction.
On the environmental side Prologis is looking to enhance the local area for park users and the wider community. The River Lea will become a focal point in the new development, with a focus on restoring the river to a more natural state. The scheme will incorporate new public walking routes alongside the revitalised river, with amenity areas for the use of the local community, those visiting or working at the park.
