Property consultant warns of market caution following US-Iran conflict
While demand for warehousing space in the Midlands has risen sharply, property consultancy Harris Lamb is warning of market caution as US-Iran conflict has escalated.

DEMAND FOR industrial and warehouse space across the Midlands rose sharply in 2025, with enquiry levels increasing by 54%, with a 55% increase in enquiries in January and February compared to last year’s figures.
The firm said it completed deals totaling more than 2.68 million ft2 of commercial property in 2025, reflecting sustained market activity.
Harris Lamb director Tom Morley, said: “A 54% increase in enquiries across the industrial, warehouse and trade counter/roadside sector… resulted in our 13-strong commercial agency team completing 209 deals across a 12-month period.
“However… with the unexpected US conflict having escalated since the end of February, there is naturally concern across the sector about its impact within the UK and we expect a more cautious approach in the coming weeks as the situation plays out.
“That said, with a number of speculative industrial developments and multi-let opportunities currently under construction, and strong interest in warehousing and logistics and development land opportunities, the sector remains robust at this time.”
