Refurbishment sees Outstanding target met
Developer SEGRO has secured the highest BREEAM rating of Outstanding on its refurbishment of not one but two warehouses at its 76,103 ft2 SEGRO Park Croydon Purley Way scheme in South London.

THE REFURBISHED units are targeting net-zero carbon in operation and a coveted BREEAM Outstanding rating, and have achieved an EPC A+ grade.
In addition, more than 90% of the waste generated through the construction process has been recycled or reused, with less than 10% going to landfill. The units have also been designed to let in maximum natural light from the roof lights and large windows in the office areas, creating better work area visibility and helping lower energy usage.
Other sustainability features include: An array of PV panels, generating 490,523kwh of renewable energy per year, saving 100,447kg Co2 per year and equivalent to planting 141,937 trees
As part of the scheme, SEGRO has extensively landscaped the development with green spaces to attract pollinating insects and support local biodiversity. These also provide quiet, break-out sessions to support the morale and wellbeing of employees working at the development.
SEGRO Head of London Bonnie Minshull said: “Globally, there are very few registered BREEAM Outstanding rated industrial refurbishment and fitout projects. These include, Unit 2 Origin Business Park, Unit 17 Premier Park and Unit 2 Auriol Drive – all part our London portfolio. We know there is occupier demand for high quality, modern, sustainable and well-located space, which is why we have set the bar high for our refurbishment programme.”
The scheme comprises two units Unit A2 totalling 25,211 ft2 that has 13m eaves, and three level access doors and Unit A3/4 totalling 50,892 ft2 that has 13m eaves and six level access doors.
