Specialist building products manufacturer consolidates UK warehousing
Specialist building products manufacturer Mapei UK has secured a new distribution facility in the Midlands bringing all its UK warehousing under one roof.

MAPEI UK has taken developer investor Indurent’s 267,066 ft2 Titan 10 warehouse in Wolverhampton on a seven year lease.
GJS Dillon advised Mapei UK on this acquisition and continues to work with them on various dilapidations matter. It is also continuing to work with Mapei on the company’s exit of three other leasehold properties which Titan 10 now replaces as part of Mapei’s strategy to get all their warehousing under one roof. The new warehouse also needed to be close to Mapei UK’s manufacturing plant in Halesowen due to continued expansion.
Indurent bought Titan 10 in 2023 when it was let to Pallet-Track on a lease expiring July 2028. There was a tenant only break in February 2026 and it was let on a passing rent of circa. £6.76 per ft2.
The new deal to Mapei saw former tenant Pallet Track, landlord Indurent and new incoming tenant Mapei work closely together to secure the deal.
Located in the heart of the Black Country, the facility offers access to Junction 10 of the M6, J2 of the M54 and Junction 1 of the M5.
