Speculative development for Crewe shed 

Construction is due to begin on a 335,00 ft2 speculative warehouse in Crewe this summer.

FOLLOWINF THE demolition of the former Old Tea Factory building  on Weston Road, Crewe by GBM Demolition, development partners Trebor and Hillwood are set to start speculatively building the facility which will be available  for occupation in Q1 2025.

Trebor and Hillwood acquired the site with vacant possession in Autumn 2023 from AEW UK Core Plus Property Fund in an off-market transaction. The site totalling 13 acres was sold with detailed planning for a new 335,000 ft2 unit.

It is knwn as Crewe 335 and will boast 15m eaves, Grade A offices, 26 dock and four level access doors, yard depths up to 56m, and separate car parking, all within a self- contained and secure site. 

The unit has been designed to be sustainable from the start with 10% roof lights, solar panelled roof, dedicated EV charging points, cycle spaces, and staff wellbeing areas. The unit will be built to BREEAM “Excellent” standards and will achieve EPC “A”. 

Knight Frank and Avison Young are retained as joint letting agents acting for Trebor and Hillwood.
