IT HAS contracted Muir Construction to build the 30,000 sq ft industrial warehouse, which will be ready for occupation in Summer 2025

Set on a 2.6-acre site, the £6m development will comprise a 27,967 ft2 warehouse with 1,991 ft2 office suite, alongside a concrete yard of 0.74 acres, ample parking and EV charging points.

Built to a high specification, the unit will feature steel portal frame construction and high-performance cladding plus expansion space for an additional floor of offices being built to shell specification. It is targeting BREEAM Very Good and an an EPC ‘A’ rating. The fit-out can also be tailored to meet the specific requirements of individual occupiers.

This project marks the final phase of Knight’s speculative development at Langlands, following the successful letting and sale of the park’s three previous phases.

Letting agents are Ryden and JLL.

Ryden Partner Alan Gilkison, said: “With the ongoing demand for high-quality industrial and logistics space, this final phase of new development at Langlands is a timely and much-needed addition to the market. Strategically located with easy access to major transport links, the facility is designed to accommodate modern business needs, offering flexible, efficient spaces that meet the highest standards. We anticipate strong interest from occupiers looking to expand or relocate."
