Speedy warehouse deal for Life Sciences storage company
It took just six weeks from agreeing heads of terms for specialist life sciences and healthcare storage company GXP-Storage to secure the lease on its latest UK facility at Hillwood’s Quattro scheme in Raunds, Northamptonshire in the East Midlands.

THE NEW restricted-access facility at Q40 a warehouse totalling 41,065 ft2 – is the third restricted access facility for the company in the UK. It adds more than 95,000 cubic feet of controlled-environment storage, ranging from controlled ambient to cryogenic storage allowing giving its clients expanding access to secure, compliant capacity without the cost and complexity of building and managing additional in-house infrastructure.
GXP-Storage provides secure, temperature-controlled physical storage and digital lifecycle management for regulated life sciences and healthcare materials, helping pharmaceutical and biotech organizations handle clinical trial samples, biological specimens, and manufacturing inventory while maintaining strict multi-agency regulatory compliance.
The facility will be commissioned and operational in November 2026 and will provide restricted-access storage across the full temperature range: controlled ambient (21°C), refrigerated (2–8°C), frozen (-20°C), low (-30 to -40°C), ultra-low (-80°C), and cryogenic (-150°C), with redundant power and continuous environmental monitoring. The facility is BREEAM Excellent and EPC A rated.
Quattro comprises four speculatively built mid-box units from 10,867 to 117,552 ft2 completed in March 2026. The letting follows 80,747 ft2 to furniture retailer Nick Scali in June 2026, meaning two of the scheme’s four units are now let.
