Super sustainable logistics scheme gets go ahead in Leeds
Detailed planning has been secured on a super sustainable three-unit logistics scheme in Leeds, which will be developed by pan-European logistics and industrial development company Baytree Logistics – part of AXA Investment Managers – Real Assets.

THE SCHEME known as Baytree Leeds consists of three units of 76,285 ft2, 145,476 ft2 and 329,583 ft2 built to BREEAM Outstanding, EPC A and WELL Ready standards.
As part of the specifications to reach the highest of sustainability standards the facilities will feature translucent panels over the dock faces to introduce natural light to the internal marshalling areas in the warehouses as well as EV charging, air source heat pumps, roof mounted solar PVs.
In the reception areas there will be reindeer moss walls to improve air quality and absorb noise as well as refreshment stations.
A roof garden is provided to Unit A incorporating relaxation areas and raised bed planters and outdoor multipurpose recreational and relaxation areas are provided for occupiers of the estate.
From a technological point of view, BIM models hold digital reproductions of building data which facilitate the Operation and Maintenance of the buildings and remote access is provided to the building management systems. Sensor suites are installed to continuously monitor lighting, office heating, air quality and noise levels.
The two larger units will have 15m eaves while the smaller will have a 12.5m eaves height. All will have 50kn/m2 floor loading as well as dock and level loading doors.
