Sustainable warehouse jv secures planning for first scheme
Greenbox, logistics developer Citivale and Swiss-based global private equity firm Partners Group’s joint venture, has secured reserved matters planning for the first building on its first development in Thirsk, North Yorkshire.

GREENBOX THIRSK will provide up to 825,000 ft2 of logistics space in three units and approval has been won for Unit 1 , a 365,000 ft2 warehouse at the site which is located off Junction 49 of the A1M motorway and the A19 motorway.
In line with Greenbox’s ESG commitments, Unit 1 at Greenbox Thirsk will target net-zero carbon in construction, BREEAM Excellent and EPC A ratings. The roofs will be 100% photovoltaic panel ready, 10% of parking spaces will be for electric cars (future-proofed for all spaces), and CAT-A fitted office space is proposed with LED lighting and air-source heat pumps.
Enhanced specifications will include 15m haunch heights, 55m yard depths, 50kn per m2 floor loading and a mix of ground level and dock loading doors.
Citivale founder James Appleton-Metcalfe said: “We have been working closely with North Yorkshire Council to bring forward this Grade A space at Greenbox Thirsk. We now have an oven ready site and are in discussions with multiple occupiers. We will shortly commence works, starting with the access into the site.”
Bespoke build, to individual occupiers’ specific requirements, can also be accommodated.
At the launch of the joint venture earlier this year Partners Group member of management for private real estate Romain Ruiz said, “We have strong conviction in enhanced traditional logistics, particularly in the UK where our thematic research shows that occupier demand has remained resilient. We are delighted to be working in partnership with the Citivale team to build an industrial logistics platform to serve the UK market that will lead the way in sustainability, reflecting our focus on ESG.”
