Trammell Crow Company complete first UK scheme
Global real estate investor and developer Trammell Crow Company has completed its first logistics scheme in the UK.

THREE SPECULATIVE warehouses totaling 340,000 ft2 have been delivered on the site of the former Arcadia distribution centre in Milton Keynes, which was acquired for around £38 million by Trammell Crow Company in 2021.
The 19.4 acre site now houses a 221,775 ft2, a 71,737 ft2 and a 46,490 ft2 warehouse, two of which are co-joined to suit a single occupier or two separate occupiers.
Known as CORE Milton Keynes, the facilities have been delivered to a net zero carbon development in accordance with the UK Green Building Council NZC framework and observing the latest 2023 UKGBC Offsetting Guidance, verified by Planet Mark.
In line with TCC’s global standards, the units were constructed to BREEAM ‘Excellent’ for new construction and EPC A-rating.
The buildings offer clear internal heights of 12m and 15m, provide increased capacity of floor slabs for floor-standing mezzanines and pick-towers; and have the flexibility to accommodate various office configurations. Externally the development benefits from expansive 55m-deep yards, designated parking spaces for car sharing and landscaped recreational areas.
Each building provides an increased roof-load capacity to accommodate full photovoltaic arrays and a base-PV installation; fully controlled and ultra-efficient LED lighting throughout; and multi-model EV charging points across the site. TCC achieved 95% recycling of site-won materials; and the development features sustainable storage and discharging of rainwater.
CBRE acted as the planning consultant, Chetwoods as the architect, and Glencar as the principal contractor.
