Unipart warehouse redevelopment plans submitted

Stoford and BlackRock UK Property Fund (BUKPF) have submitted a detailed planning application for the redevelopment of Unipart’s 16.4-acre logistics complex in Coventry.

THE SCHEME would see the demolition of the 1970s warehouse and the construction of a new 302,000 ft2 unit at Middlemarch Business Park, Siskin Parkway West, currently occupied by Unipart.

BUKPF has a long lease on the site from the landowner, Coventry City Council, and has appointed Stoford as the scheme’s development manager. BUKPF acquired the property in 2013. At the time the 280,000 ft2  warehouse complex sat on a 32 acre site. It was let to Unipart on a lease expiring December 2026.

Since then the underutilised site has been asset managed providing two new warehouses totalling 310,000 ft2 to the north and west of the Unipart facility. This application will see the demolition of the 1970s Unipart  complex and development of a Grade A purpose-built logistics facility, with integral three-storey office space.

Sustainability is at the heart of the scheme, with energy efficient features including LED lighting and photovoltaic roof panels, as well as EV charging provision and extensive landscaping. It will target BREEAM Excellent.

The complex will promote employee wellbeing and encourage public transport use through the delivery of an on-site gym and shower facilities, external seating, cycle storage, and cycle and walking routes.  

In other news, Stoford has been chosen by Ruckley Estate and Harrow Estates as the specialist delivery partner for a 39.5 acre commercial site on the edge of Shifnal, adjoining the existing Shifnal Industrial Estate to the nearby Jct 3 of the M54 motorway in Shropshire.

The site is a proposed major employment allocation in the emerging Shropshire Local Plan and Stoford is already experiencing strong levels of early occupier interest in the site. The site is currently being marketed by Fisher German.
