Valor plans new Enfield warehouse

Last mile real estate developer Valor is set to bring forward a new £56 million GDV speculative warehouse in Enfield following the acquisition of a 3.3 acre site from a private seller in an off market deal.

VALOR INTENDS to replace the existing property on the site with a 109,000 ft2, state-of-the-art distribution unit, targeting a BREAM ‘Excellent’ certification and featuring a 40m service yard, two level access doors, and eight dock level doors.

Due to complete in second half of 2026, the facility said the developer would be ‘ideally suited for 3PL and distribution occupiers, with a population of 6.4 million accessible within a 60-minute drive’.

Valor Vice President Timour Wielemans, said: “This off-market acquisition underscores our ongoing commitment to expanding Valor's development platform in London, while remaining attentive to the current economic environment. We are targeting highly selective locations, with a focus on delivering best-in-class product in supply-constrained areas.”

The transaction follows closely on from Valor’s acquisition of a 3.45-acre site in Barking in October last year, where it plans to develop a bespoke, £43 million GDV last-mile distribution hub.

Valor’s development team has also recently achieved practical completion on a 213,000 ft2 development in Beckton, East London (pictured). Targeting a BREEAM ‘Excellent’ certification and featuring market-leading sustainability features, it comprises four units ranging from 27,000 to 80,000 ft2. 

In addition, a state-of-the-art industrial trade scheme in Wandsworth, being developed by Valor, is due to practically complete later this month. Valor Park, will comprise three units of 4,372 ft2, 8,971 ft2 and 15,160 ft2t respectively.

Valor’s London development pipeline now totals c. 1 million sq ft worth some £400 million GDV.
