THE RETAILER had been seeking space in Bristol since the beginning of the year and required cross-dock provision but it was unclear whether it would take existing space or look to secure a build-to-suit.
Two years ago Mountpark was offering a fixed £750,000 commission to the party who first secured an occupier for the building which was constructed in 2021 and missed out on securing M&S as an occupier at that time.
The marketing strategy LET IT – GET IT has previously been proven by Mountpark in Spain where in 2021, an open commission helped secure an occupier for Mountpark Illescas, a 921,657 ft2 logistics facility on one of Madrid’s leading distribution parks.
The 360,926 ft2 Bristol 360 is situated at Central Park in Avonmouth and is a carbon net zero in construction, rated BREEAM Excellent and certified as EPC A.
It provides 337,912 ft of warehouse space as well as 18,556 ft2 of Grade A two-storey offices, a 4,160 ft2 hub office and a gatehouse. It has 15m eaves as well as 34 dock and 32 eurodock levellers with yards up to 90m.
In addition, it has highly specified employee wellbeing features within the property that include an office roof terrace and garden, and extensive glazing to provide enhanced natural light.
Joint agents for Mountpark are JLL, Colliers and DTRE.
