Warehouse redevelopment for retail park
A retail park in Beckton, East London is to be redeveloped as an urban logistics hub to serve the Capital.

COMMERCIAL PROPERTY asset management and investment company M7 Real Estate has submitted plans for the redevelopment of Beckton Gateway Retail Park to create 324,000 ft2 of Grade A industrial and logistics space. The plans were submitted on behalf of private company landlord UrBox Beckton.
This scheme has been designed to achieve BREEAM Excellent and EPC A, as well as incorporating a number of ESG initiatives, including low/zero carbon technologies, significant staff amenity space, over 21% active EV Charging spaces along with provisions for HGV electric charging and a focus on biodiversity net gain calculated to reach 18.84%.
It is envisioned the scheme will consist of four units ranging in size from 56,257 ft2 to 85,830 ft2. With units 1A (85,830 ft2) and Uni 1B ( 75,761 ft2) semi detached and able to be combined if required.
Eaves heights for Units 2 and 3 are 10m with five dock and four level access doors plus 10% offices while Units 1A and 1B will have an eaves height of 14.5m with 10% offices, six dock and three level access doors each.
M7 Asset Manager Titus Chapple, said: “We are eager to work with the Local Authority to bring our vision to life, transforming the area into a dynamic industrial and logistics hub that attracts businesses, creates jobs and adds value to the London Borough of Newham.” It is thought that 313 FTE jobs will be created at the site – a 150% uplift on the number of jobs currently provided at the retail park.

This is the second retail park to be proposed for redeveloped to urban logistics in as many months in the region.
