Warehouse to save occupiers £90,000 a year

St Modwen Logistics claims its new £15 million 110,948 ft2 warehouse at St Modwen Park Lincoln could save its occupier more than £90,000 a year in operational energy costs.

Built to St Modwen Logistics’ ‘Swan Standard’ the speculative warehouse building known as Lincoln 111 has a BREEAM Excellent and EPC A+ rating and comes complete with more than 1,180 m2 of solar PV panels installed as standard. Energy generated from these panels will fully power the building’s 5,300 sq ft of Grade-A offices, making them net zero carbon in operation..

The calculated energy saving for the build is £93,325 and is based on various factors, including the ‘As Built’ PV yield, which is based on EPCA+ requirement,  the assumption of 100% full energy consumption and, a unit rate of 40p per kWh – the average figure for business energy rates at the time of calculation.

Lincoln 111 also boasts eight dock, two Euro dock and two level access doors as well as  12.5m eaves. It has a 48m yard and parking for 101 cars

A reserved matters planning consent for the fifth and final phase of development that will see the Park total 740,000 ft2 has been granted. A single unit of up to 350,000 ft2 on a build-to-suit could be accommodated.
