THE PROPERTY is one of three units on the former newsquest site which was acquired for around £8 million in 2020.
Salmon completed all pre-purchase due diligence and obtained full planning permission for the site in December 2021 for a 155,000 ft2 industrial and logistics scheme across three units. Following demolition in 2023, construction began on site in 2023 and completed in 2024.
Designed to the highest specification, the scheme features 12m eaves, roof-mounted solar panels, electric vehicle charging points, as well as being BREEAM ‘Excellent’ and EPC A rated. There are 2 further units available, of 51,000 ft2 and 45,0000 ft2.
Royal London Asset Management Property Senior Asset Manager Matthew Barnes, said: “The South Coast logistics and industrial sector has experienced continued growth in occupier demand over the past five years, but supply, particularly of prime space, has been constrained. CLF’s investment is a testament to the strength of the location and the quality of the asset we’ve created, alongside our partners Salmon Property.
CLF Distribution Managing Director Logan Holiday, said: “Our move to the new premises at Quest 271 sets CLF up with a winning formula to continue on our impressive growth trajectory. The grade A facility will allow us to maximise operational efficiencies and improve staff welfare, all whilst minimising our environmental impact.”
