Wolverhampton mega shed back on the market

Panattoni’s 448,089 ft2 Wolverhampton 450 warehouse at Four Ashes in the West Midlands is back on the market after only two years.

The property was let to 3PL CEVA on a 10 year lease at a rent of £6.50 per ft2 in 2021 to service a contract for Amazon. However, now that Amazon is due to move into its new 2.3 million ft2 state of the art warehouse in Peddimore later this year, the contract has ended.

The property is available by way of assignment of the existing lease expiring in May 2031 or on a sub-lease for a period of time to be agreed.

The Grade A cross docked distribution facility and has 15m eaves 58 dock and eight level access doors, yard depths of 50m and 98m and a 2.1 MvA power supply. It is fully lit and racked providing 49,500 wide aisle and 19,700 VNA pallet locations. (Racking is leased and available by separate negotiation). The building is BREEAM ‘Very Good’ and EPC ‘A’ rated.

The story follows on the heels of another mega shed coming back to the market – Sherburn550, following the demise of Legal & General’s modular housebuilding venture.

Knight Frank is sole agent on the 556,598 ft2 property which boasts 16.2m eaves, 56 loading doors, height, three service yards, offices, and power provision. It is the largest immediately available warehouse in Yorkshire and the North East of England.
