Zara secures Midlands distribution centre
Spanish retail giant Zara rumoured to be the mystery occupier that has taken a 600,000 ft2 plus warehouse at Prologis RFI DIRFT III scheme in the Midlands.

The property DC628, has been speculatively built by investor developer Prologis and reached practical completion earlier this Summer. It comprises 607,068 ft2 of warehouse space with a 9,613 ft2 office as well as a further 11,992 ft2 two storey hub office and gatehouse.
It has 18m eaves, 92 dock and nine level access doors 204 HGV and 485 car parking spaces. It has been built net zero carbon in construction to achieve BREEAM Excellent and an EPC A rating.
At its AGM last month Zara owner Inditex laid out its sustainability goals which included reducing emissions by more than 50% by 2030 – aiming for net zero by 2040. Much of the reduction it said would come from transforming its supply chain as well as by focussing on the use of low-impact fibres, bio diversity and circularity initiatives. It hopes that by 2030, around 40% of the group’s fibres will come from recycling processes and 25% from sustainably farmed crops.
Prologis RFI DIRFT boasts three on site rail terminals, a dedicated lorry park (with washroom and cooking facilities), and a range of park services designed to make life easier for occupiers.
Prologis RFI DIRFT is situated just 1 mile from Junction 18 of the M1 motorway providing direct access to the wider UK motorway network.
Clipper Logistics (GXO) has had a contract with Zara since 2015 to fulfil orders from a 342,622 ft2 warehouse and office facility at Grange Park Northampton. The 19 acre site is owned by Prologis. GXO acquired Clipper Logistics for $1.3 billion in May last year.
