Speculative development starts on Worksop scheme
Developer Panattoni has started on site with the construction of a 462,000 ft2 speculative warehouse at Manton Wood Distribution Park, Worksop.

KNOWN AS Panattoni Worksop 460, the 462,000 ft2 facility comprising 441,699 ft2 of warehouse space with 18m eaves as well as 35 dock, eight Euro dock and four level access doors served by a 55m yard with a further 5-acre plot available for open storage or additional HGV parking..
In addition, it has 14,943 ft2 of three storey offices as well as a 5,057 ft2 transport hub. The facility will be delivered net zero carbon in construction targeting BREEAM Outstanding and an EPC A+ rating. The scheme is scheduled for completion in Q1 2027.
The development incorporates a range of sustainability features including roof-mounted photovoltaic solar systems, EV charging, rainwater harvesting and energy-efficient lighting.
Panattoni, Senior Development Director Andy Preston, said: “Worksop punches above its weight as a logistics location. It offers great connectivity and a genuinely strong labour market within commuting distance of Sheffield, Doncaster and Nottingham, and that combination is increasingly difficult to find at this scale. We are seeing real depth of demand from occupiers who need large-format, high-specification space and need it quickly, and this building is designed to meet that requirement from day one.
“We already have some early engagement from occupiers on the speculative opportunity. For occupiers with longer-term growth ambitions, there is also an additional five acres of land directly adjacent to the site, which could be used for HGV parking or external storage – a flexibility that is increasingly hard to find at this scale and in this location.”
It has a power availability of 2MvA with potential to increase this to 6MvA.
Sole agent is Knight Frank.
The site is one of two sold by DHL last year to Singaporean REIT CapitaLand Ascendas REIT as reported exclusively by Logistics Matters in July last year. The Manton Wood site was sold with planning permission for circa.£11 million. Panattoni carrying out the development on behalf of the REIT. The other site in Towcester could see the development of up to for units totaling some 1.25 million ft2.
