EXCLUSIVE: Prologis plans 700,000 ft2 plus Warwickshire warehouse scheme
US Industrial real estate developer and investor Prologis has submitted outline plans for a midbox warehouse scheme on land off Stonebridge Road in Coleshill, Warwickshire, West Midlands.

THE SITE on Junction 4 of the M6 motorway known as the Coleshill Interchange, totals 55.43 acres, with Prologis envisioning a development totalling some 700,000 ft2 made up of nine employment units (with allowance for mezzanines) ranging from circa 16,000 ft2 to a maximum of 280,000 ft2 – with around 5 -15% of this area provided as ancillary office floorspace – a training hub, lorry park and dedicated circa.5 acre sensory garden.
In its planning statement Prologis reported that it would be providing some £76.1 million of inward investment, create a minimum of 95 direct full time equivalent jobs during construction and around 915 jobs during operation; £309.1 million GVA from direct, indirect and induced economic output; as well as £2.1 million in business rates a year.
The development will target BREEAM Outstanding and an EPC A+ rating as well as securing 10% biodiversity net gain.
As well as the much needed employment space the proposal incudes North Warwickshire’s first logistics training and education facility which will deliver fully funded skills development through Prologis’ Warehouse Logistics Training Programme (PWLTP), providing local residents and young people with clear pathways into high-quality employment and supporting inclusive growth within the community.
In addition, there is a dedicated HGV parking zone together with driver welfare facility, providing facilities for early arrivals on site and ensuring that HGV’s visiting the Site do not have to wait on the public highway.
The proposals also include provision of a 4.96 acre dedicated sensory garden and habitat area on the small parcel of land east of Packington Lane. Designed in partnership with Woodlands School, a nearby SEND school in Coleshill which has a critical lack of external space, the school will utilise the area to support student needs.
Prologis has been promoting the site at Coleshill Interchange since 2023 through both pre-application discussions and through the development plan process.
